The master plan for Kaufman Crossing presented a unique opportunity to re-imagine and re-purpose a 65 acre former sawmill site which also happened to be the largest contiguous tract of developable land remaining in Ashland. As such, both the developers and the City of Ashland had high hopes and great expectations involving the potential solutions proposed for the site. On one hand, the developer dreamed of great expanses of housing to accommodate a booming demand for new homes. On the other hand, the city desired to see the property put to use as a much needed generator of economic growth and job development.

The resulting solution is one which balances the desires of the many stakeholders, and seeks to create a viable community; a place to work and a place to live. The site is divided into a number of single-use zones at the site’s periphery which allow for single and multi-family residential type development, as well as commercial/retail, and light industrial uses. These single use zones help to ease transition to the uses of adjacent sites. At the heart of the site however, are large areas to be developed as mixed-use zones and to much higher densities. These areas will allow for a great deal of mixed residential, including affordable housing units, and retail/service type development as well as mixes of light industrial and commercial office spaces. A series of interconnected public spaces featuring stream beds provide for community interaction and orientation as well as functioning as conduits for retaining and treating storm water.
